Ambergris Caye is an island, so land supply and especially beachfront land is limited.  In 1980`s half acre Beachfront parcels on the East Coast of Ambergris Caye were available for $10,000-$15,000 US  now they are selling for $400,000-$700,000. 50ac.-60ac. beachfront parcels on the West Coast of Ambergris Caye were available for as low as $100,000 US. Now we have records of the same parcels selling for $5 mil-$8 mil USD.

With the arrival of High End Eco resorts like "Four Seasons", "W-Hotel" and "Ritz Carlton" sky is the limit for the Beachfront land prices on Ambergris Caye.

The barrier reef runs paralel to the Ambergris Cayes East coast and is only a half mile (800m) east of San Pedro Town. Ambergris Caye offers miles and miles of white sandy beaches, unforgettable views of the second largest Barrier Reef in the world and one of the best fly and deep water fishing in the Caribbean. Ambergris Caye is most known for being the top ten diving destination in the world featuring tours to numerous Barrier Reef dive sites as well as world known and unique Blue Hole. For the past 15 years population of Ambergris Caye and its only Town San Pedro have increased from just under 1500 to over 22,000 today. This transition have not however turned Ambergris Caye into  all inclusive mass market destination. Exclusive small resorts dot Ambergris Caye as well as its near by islands like Cayo Espanto and soon to be Four Seasons new destination Blackadore Caye. Ambergris Caye is possibly one of the most profitable places in the Caribbean for the hotel operators. Daily rates for reasonable accomodations start at well over $100 US and run as high as $2000 Us for the High End Island resort like Cayo Espanto and Victoria House.

High End condo resorts also enjoy high occupancy of 90% for the busy season that lasts 5-6 month. Many well run condo resorts  also get their piece of the pie. Traditionaly developers that build the resorts,after selling all the units operate them as hotels and offer the condo owners to rent their unit short term to tourists. This type of arrangment is  creating a significant income for the condo owners as well as for the developers. Many condo resorts have rates as high as $350 US per night and the split between the condo owners and the developer is 30% for the developer and 70% for the condo owner. It is not uncommon for the condo owners to receive 10% or more return on their investment within its the condo resorts operation. Future years may bring returns as high as 15%-20%  on the investment, without any involvement of the condo owner. Resort operator will provide condo owner a link to the recervation system and will direct deposit the money tax free into the owners account. That account could be in any jurisdiction redusing the owners tax burden.

Another lucrative business in Ambergris Caye may involve land banking investment. We have records of people buying large tracts of land for a few hundred thousand dollars and then selling them 3-5  years later for a couple of million. And the best part of it all-no Capital Gain Tax. The rule of tumb is buy the land a few miles away from the nearest development and wait until that development  reaches your property borders. It is important to know about all the developments that are in planning stages and to destinguish between the ones that have more chances of being realised from the ones that sound like a complete utopia. West Cost beachfront properties can still be purchased for as low as $2000 per front foot and in many cases even lower. Ambergis Bay located between Ambergris Caye and Belize mainland coast offers calm turqiose waters, incredible fishing and pristine untouched sandy beaches of the Islands West Coast. Think of it as Bora Bora without 16 hour flight. Its beautiful enough that Leonardo Di Caprio have purchased the biggest island here and is bulding a "Four Seasons"  branded resort that will offer 110 private luxurious eco-bungalows and a grass landing strip. Many other luxury hotel chains such "Ritz Carlton" and "Hyatt"   have visited Ambergris Bay in search of the large beachfront parcels or private islands.

By far the most developed of the cayes, Ambergris is still fairly laid-back. San Pedro is a true town – more impressive in a lot of ways than the nation’s capital, but there are enough sandy streets and beachside bars to maintain the impression of a tropical paradise.

Outside of town, mostly to the south, large resorts and gated retirement villages are springing up with frightening regularity. Even so, there are still a surprising amount of budget-friendly establishments in the downtown area.

Most of the island’s population lives in the town of San Pedro, near the southern tip.
